Under the National Disability Insurance Scheme (NDIS), participants can access a range of accommodation and housing supports tailored to their individual needs. These supports are designed to promote independence, choice, and inclusion while ensuring every participant has a suitable place to live.

Safe and accessible housing is vital because it provides stability, enables participants to build life skills, and enhances overall wellbeing. The NDIS recognises that everyone’s housing journey is unique, which is why multiple accommodation options are available to suit different needs.

Types of Accommodation Supports

NDIS accommodation is not one-size-fits-all. Depending on your circumstances, goals, and level of support required, you may be eligible for different options, including:

Supported Independent Living (SIL)

Ongoing support for daily activities like cooking, cleaning, and personal care while living independently or in shared housing.

Specialist Disability Accommodation (SDA)

Purpose-built homes designed for people with very high support needs or significant functional impairment.

Individualised Living Options
(ILO)

Flexible arrangements tailored to your lifestyle, such as living with a host, shared living, or customised independent setups.

Short-Term Accommodation (STA)

Temporary housing and support (including respite) that gives participants and their families a break while experiencing new environments.

Medium Term Accommodation (MTA)

Transitional housing for participants waiting for long-term arrangements, such as after hospital discharge.

NDIS Funds Accommodation Supports

NDIS accommodation supports are funded based on assessed needs and eligibility. Funding is generally available under two categories:

  1. Core Supports: Covers short-term accommodation and daily living assistance.

  2. Capital Supports: Funds Specialist Disability Accommodation (SDA) for participants with extreme functional impairment or very high support needs.

For other options like SIL and ILO, funding depends on the participant’s plan and support requirements. An NDIS planner or Local Area Coordinator works with participants to decide what’s reasonable and necessary.
